How long does it take to process the application?

24 – 48 hours, once all the correct paperwork has been submitted.

What is the security deposit?

A typical security deposit is equal to one months rent.  Based on a residents’ overall application, there may be adjustments made.

What documentation is required?

Last 2 years’ tax returns, most recent pay-stub, most recent bank or financial statement, a landlord reference letter, and a letter verifying employment or a CPA letter if self-employed.

I don’t meet some of the qualifications. Can I still apply for an apartment?

Yes, you can still apply, and we will provide you with some options in order to qualify you for the rental.

Do you accept guarantors?

Yes, we accept in state guarantors. Guarantors must meet a 70X the monthly rent income requirement.

Do you combine incomes to meet the income requirements?

Yes, we combine residents’ incomes. We will also combine guarantors’ incomes.

Is there a fee to apply?

Yes, there is a $20 fee per applicant. Each individual, leaseholder and guarantor, must complete an application. Application fees can only be paid through the online portal.

Am I able to apply if I am not a US Resident?

Yes, there is a $20 application fee for Canadian applicants & guarantors.
