J & M Realty Services Corp. is a licensed full service property management and leasing company, wholly owned by Jerry Edelman. Mr. Edelman has 26 years of experience in the ownership and management of residential properties in New York City. J & M has approximately 800 apartments and commercial units in 22 buildings under management. The company has a staff of 13 full time professionals and 25 field workers all dedicated to maintaining our properties at peak efficiency and maximum occupancy. The professionals of J & M especialize in repositioning under-performing buildings by eliminating housing violations, renovating apartments, reducing overall operating costs, overseeing capital improvements to enhance savings, and assisting owners seeking new financing or re-sales of repositioning properties.
J & M Realty specializes in the management and turnaround of distressed properties in upper Manhattan. Many of the projects included building stabilization plans in order to remove buildings from 7-A programs and returning them to private sector ownership and management. Additionally, J & M Realty corrects rent registration deficiencies, appropriately documenting lease renewals and assuring buildings documents are compliant with Dept. of Housing Community Renewal regulations. Teamed with long standing clientele, J & M has been instrumental in the up front evaluation of target properties, the development of a retenanting and redevelopment plan, and the achievement of substantially improved net operating income, enabling the owners to obtain a return of and return on initial equity through the refinance or re-sale of properties.
J & M Realty's in-house construction services, Manhattan Valley Construction LLC, enables us to meet all construction needs and resolves all Dept. of Buildings and Environmental Control Board violations.

Jerry Edelman, President
At age 19, Mr. Edelman began his career in real estate working as a porter in his family’s building on East 51st Street. Three years later he bought his first New York City residential building. Over the past years, Mr. Edelman has managed approximately 100 properties throughout New York City. His hands-on management style was developed through years of experience with building systems, construction and management issues which run the gamut of residential buildings throughout the New York City real estate markets.
In 1993, Mr. Edelman founded J&M Realty Services Corp., beginning with just two properties in his management portfolio. Since its inception, the business has grown to include brokerage, construction management, and financial reporting. Mr. Edelman’s decades of experience enable him to quickly assess not only the structural aspects of a building but also the necessary management changes critical to upgrading tenancy and improving revenue. This pre-acquisition due diligence capacity is an advantage in competing for properties and in optimizing their performance.
Diane Murray, Lease Administrator
Diane Murray has been Lease Administrator for over eight years at J&M Realty Services Corp. Using a personal approach, Ms. Murray monitors the activities of every family in each building through direct tenant relations as well as litigation. As one of the most critical functions in the property management arena, she aggressively targets those tenants who are exploiting the rent stabilization regulations.
Ms. Murray is extremely instrumental with all tenant relations. Her personal approach has proven to be effective with dealing with the ever changing demographics of Upper Manhattan. She has been able to identify illegal apartment succession activities, as well as, properly screen of prospect apartment applicants. Ms. Murray defly in conducts the mixing old and new tenants.
Victor Berrios, Director of Maintenance/Field Manager
Mr. Berrios has over twenty two years in the property management industry. For over eight years, he has been the Director of Maintenance/Field Manager for J&M Realty Services Corp. Mr. Berrios received his RAM - Registered Apartment Manager certificate in 1990 from Lehman College. He also holds a Certificate of Fitness to Operate Air Compressor and Low Pressure #6 Oil Burner, as well as, an Environmental Protection Agency certificate to conduct Lead-Based Paint Activities.
Prior to his employment at J&M Realty Services Corp., Mr. Berrios worked at Co-Op City for 16 years, one of the largest Mitchell-Lama Cooperative in the world with over 15,000 apartments. He is familiar with all aspects of residential property management, Division of Housing Community Renewal and Governmental guidelines. He is also well versed in all areas of maintenance and construction, enabling him to oversee all aspects of operations. Mr. Berrios assisted Mr. Edelman in the building-wide renovation in two of our "Third Party Transfer Buildings".
